Although Tamarand takes the most pride in designing and creating amazing homes for people to live at reasonable rents, we have also received great satisfaction in managing our investors’ funds in a relatively safe and profitable manner over a ten year period so far. We seek to achieve a high long-term return on equity for our partners by maximizing cash-on-cash returns.
We have only exited one property investment in our history, a 12-unit mixed use property located in downtown Rahway, New Jersey. We achieved an approximately 25% internal rate of return (IRR) after fees in just under five years.
On another property, investors have received back all their principal and continue to receive distributions of about 10% of their original investment amount annually.
We look for value-add opportunities, where buildings are in need of better management, “TLC”, cosmetic repairs and/or rehabilitation. We strive to create “wow” factors for every unit we create, while being ever mindful of not straying too far from budget.
